Hey, I am writing a review for First Key, and I wanted to know if you want me to post pictures. If so, send me some. This is what I wrote, but I haven't posted it yet.

Please, if you see First Key when looking for a house, run. They are a horrible managing company and have put my son and his family through the ringer. When they moved in, the carpet had not been cleaned, and the smell of dog poop and urine was in the carpet. It was supposed to be cleaned before they moved in and was not. It took so many requests and contactsing them for it to happen after they moved in. About 2 months after they moved in, there was a huge storm in Kansas City, and huge tree branches were all in their yard and neighbors yard. These branches were so big that they had to use my chain saw to cut them up, and they could not park in their yard. It took them almost 2 months to finally move them after they told them it was their responsibility.
They also noticed mold in the bathroom, and once again, it was not taken care of before they moved in. They have an 8 year old and 2-one year old twins. After many attempts, they came to fix the floor. My son and his family had to come stay with me for 3 weeks because they had no working bathrooms. Many attempts and calls were made again because of the length of time it took to fix the problem. They put one commode in without the sink in one bathroom so the family could move back in because they did not want to pay because they couldn't live in the house. The only way they would pay for actually 14 days was if they signed a contract that they would not mention their problems on social media or bad mouth them. I told them to contact the housing department and terminate their lease. My son has A-1 credit and has never been late on any of his bills, and they shouldn't have to live like this. On top of that, their electric was turned off because it was First Key who was receiving the bill, and not them, and never paid or billed them. This happened while they were with me, and they saw the shutoff notice on the door.
As you can see, First Key has very poor ratings, and please believe these ratings. They are absolutely horrible business people, and they could care less about their customers.

Horrible Experience!, my family moved into this house 7/31/24. Unknowingly moving into the worst nightmare. ROACH infestation, refrigerator leaking all over the kitchen floor, which must’ve been happening for a while due to the level of damage that is throughout the kitchen floor, which is warped. The cook top/stove needs to be replaced, garbage disposal broken, house is dirty WITH roach feces in the cabinets! floor damaged and warped in kitchen, toilets not working, sinks leaking in bathrooms. Upon our initial walk through. Was told we would have to submit work orders that pushed out repairs to September! Tech came out to repair fridge leak but after seeing the home in it’s state confirmed First Key dropped the ball and their construction team never came out to do any repairs. Aside from the fridge leaking there are no shelves on the doors to the freezer or fridge or drip pan. Drip pan was missing and ordered by the supervisor but he ordered the wrong one. Was told if they could not find the shelves that the fridge would be replaced….we haven’t heard back with an update since. We have now been here 3 weeks and still have not unpacked (scared of the roaches) all while trying to care for a 2 yr old and 80 yr old in these conditions. Now we have been getting no response until today after calling corporate. But we are expected to pay on the 1st. We are angry and would not recommend First Key to anyone. On a positive note, the tech, Lawrence Chapman, was very professional and efficient with the work orders that he was able to address. First Key should have never taken our money and allowed people to live like this! This is very damaging to their reputation. And the slow to no response is unbelievable. At least communicate and actually do the work to fix our experience immediately.

It is important to note that leasing from FirstKey Homes poses a financial risk. Should you proceed with such a decision, I hope this review serves to guide you in making an informed choice. Before finalizing any agreement, I strongly recommend conducting a comprehensive inspection of the property. Pay close attention to the HVAC system's functionality in both heating and cooling modes; ensure it runs properly. Inspect the ductwork and insulation in the crawl spaces and attic. Request to review the previous utility usage for the property. Look for any signs of leaks or openings in the walls. Verify that every door and window opens, closes, and is weatherproofed. If any of these aspects are compromised, refrain from leasing the property as they constitute code violations that must be rectified before the property is deemed suitable for occupancy.

Regrettably, I made the mistake of leasing a property from FirstKey Homes. The house was immaculate on the inside. But behind the scenes… I was assured that any reported issues within 30 days of lease signing would be promptly addressed at no cost to me as the tenant. Numerous work orders, scheduled maintenance visits, no show, high energy bills, no call backs no, manger, no direct number, and vendors who show whenever they want. Nothing fixed! However, four months later, I found myself without a functioning furnace or air conditioning, faced with code violations concerning windows and doors, and worst of all, dealing with a rat infestation in both the attic and crawl space. My intention in sharing this experience is to potentially assist others in making well-informed decisions.

329 Deep River Road--Update-moved out 9/16/24..House sold 8/2/24(while I was still living there and was given no notice). Gas meter still broken and tampered with by FirstKey and 3 snakes found. Before renting this home, have code enforcement inspect it!! I moved into this home July 28, 2023. First day issue- walls not painted or painted in a different color, carpet not cleaned, dishwasher molded, stove dirty-not cleaned by the last person, gas pipe exposed in the master bedroom, sink drains clogged with hair(blue, blonde, and red). Currently water does not turn on for the kitchen sink unless you go under the sink and press it in. Stove broken going on 3 months and promises to replace the stove never happened. Water leak under the kitchen sink and I was told by the tech it will be fixed. Two Graves found in the back yard. Gate to fence is completely gone and rotted. Water line leading to the outside is starting to raise the flooring from the back door to the kitchen sink. Dishwasher rack have no pins to hold dishes. My dryer that I only had for 2 years had to be replaced due to vents clogged. Ac filters never replaced. So many issues and I keep getting the run around but I can not use things in the home that I pay for.

Update 5/12/24..
Still no stove. Tech keeps calling and stating I am getting a new stove but 4 months later-nothing! Leaks not fixed and gas line has had 2 techs come out and is still not repaired. My neighbor stated the gasine had been an issue since First Key bought the home this year.

Absolutely despicable. Was there almost 4 years with 3 of those years spent complaining about the non functioning garage door that kept falling off the track because they didn’t fix it correctly after they repaired termite damage. But the icing on the cake was dealing with several leaks, high water bills, and MOLD that resulted from those leaks. Took 5 months of begging and finally threatening a lawsuit for them to repair all the leaks. However, they wanted to keep trying to hold me responsible for the high water bills and even blocked my ability to make a “partial” payment which meant i’d have to pay over $700 I shouldn’t be responsible for. They finally accepted responsibility almost 2 months later, credited me for part of the water bill but never credited late fees and immediately filed an eviction for nonpayment tacking on eviction fees on top of that. Mind you I reached out multiple times trying to get them to accept the rent but they kept pushing back that I was responsible for the water bill. Had they not waited 2 months to do their job and credit my account then I wouldn’t have been in this situation. Mind you I also reminded them of the MOLD and they never acknowledged my complaints nor did they send anyone to at least pretend like they were trying to address it. Guess they expect residents to live in MOLD for 7 months. Living with rusted vents and rotting deck was fun too. At least I kept copies and photos of everything and have a lawsuit pending.

if i could give 0 stars i would. this is by far the worst company ever. we have called since August 28th to have someone address a leak from the upstairs bathroom coming down through the ceiling into our bottom floor bedroom. we finally got someone to come out and we thought they would address the situation. the technician cut a giant hole in our ceiling and then proceeded to leave. he said that someone would be here september 18th. after waiting the 22 days for someone to come out, they come and are only able to fix the plumbing issue which the first technician had already done. he does not fix the giant hole in the ceiling. We call the next day and they tell us that they don’t have another appointment until october 8th.

next issue: our circuit breaker. the power in the bottom floor bedroom and bathroom keeps tripping and will not come back on. it occasionally does it in the upstairs master, but comes back on after tripping the breaker. We call on September 25th to put in a work order for the circuit breaker to be looked at because it is difficult to sleep in a room with no power as well as in our bathroom down here. not only that, but it could potentially be a fire hazard. I spoke with maintenance on the phone and they said they will expedite both issues, i even confirmed that they would be coming to fix both issues. on monday we call back and are told the same thing. that is almost TWO WEEKS with not only a huge hole in our ceiling but also no power… per usual, we never received a call back and just have been using flashlights.

now here i am writing this today on October 8th. the day they were scheduled to come out and fix both issues. the technician comes out and looks at the circuit breaker & claims it’s fine. we’re hoping it doesn’t trip again, but we’re still not satisfied that it won’t potentially cause a fire. he states that he can not fix the ceiling since he wasn’t informed about it and that he doesn’t even have the proper tools to. this is ridiculous that they want to charge an absurd amount and do a 25% rent increase, but can’t even have a livable property. unreal.

WARNING! They refused to complete any EMERGENCY REPAIRS OVER YEAR! FILED A COMPLAINT WITH CODE ENFORCEMENT then vacated the house due to uninhabitable conditions! The ceiling caved in after the water from the air conditioner flooded the downstairs and then the electric stopped working! I should’ve CALLED THE FIRE MARSHALL AND THE HOUSING AUTHORITIES to file more complaints! FKH is a horrible company and takes advantage of their renters! This matter will continue to be pursued in court!!
