Great living facility during my time at Baylor ! Despite being out of walking distance from campus, the Domain has a timely shuttle service and free parking ! The floor plans are amazing as they provide a roomy common area and balcony! The pool is also very well kept and gorgeous. My favorite part of the domain is the open complex style that feels much more true of an apartment (as opposed to other apartments in Waco that are comparable to “The Shining”. I always recommend people looking for off-campus housing to live here!

The only reason why this place gets a two star is because the staff are very nice people. I do not recommend anyone to live in this place. The price of the units really do reflect the safety and quality of the rooms. From the day I moved in ( August 2022) the unit was not cleaned one bit. There were items in the fridge from 2014, and my room was completely dusty with hair and dirt from the previous tenate. They do not care about the safety of the tenats. I called the police multiple times about multiple car break-ins ( I could watch them breaking in from my room ) and nothing was done in order to show concern besides a single email. No cameras, security, and the gates are always left open. My roommate car was stolen from her reserved parking spot, my car was towed because the sticker was placed on the incorrect side of the window, and I was still required to pay 350 to get it removed. Maintenance is terrible and takes forever to get to your room. To top everything off they charged me 360$ after we moved out for unknown fees. After asking for proof of what we were being charged for, no photos were provided and they claimed they "lost our deposit" from new management, then we "never paid one." If we didn't pay for the charges our credit would be impacted, but they never replied to our emails even when I stated I have photo proof of how my room was left once I left. This apartment is unsafe and honestly dirty, but the staff at the front are always friendly and the pool is nice ( when its actually open.)

Best bang for your buck for student housing! Maintenance is great, office has room to grow. But the best part is the shuttle driver!!

I love the domain! The front desk is always so helpful with handing out packages. One time, one of them unlocked the front door in order to help me get my package because I arrived one minute past closing. Just one example of the domain going above and beyond for their residents!!

I had the best experience with The Domain property. I hardly had any issues and if I ever did the staff was quick and prompt to take care of them in a timely fashion. The entire staff from front desk all the way up to management have been some of the nicest and most professional people I’ve ever dealt with in property management. They made my senior year of college an absolute breeze. Out of all of the student living properties The Domain is the place to go that you can call home! My family and I are so thankful for them.

This by far has been the worst apartment complex I have ever lived in. The management is horrid and extremely bad at their job. Here are just a few of the things they have done in my year of living here:
-maintenance walks in at all hours of the day and night without knocking
-maintenance tried to open my roommate's locked room while she was showering (and you can hear the showers from the living room, so it was very obvious they were in the shower) with the master key, and my roommates and I had to tell him to leave
-they will not respond for weeks at a time when reached out to about issues in the apartment
-my packages have "gone missing" from the front office
-it took them over four months to fix my washing machine and when they finally did it flooded my living room on first use (my roommates and I tested it by washing three towels so it was not overfilled)
- the fire alarms broke this spring and were going off, and when we had to call the fire department to turn them off because maintenance would not answer, the fire chief took it off the wall, and it had not been inspected since 2020 (this is spring 2024)
- they have constant problems with bug infestations in buildings 2 and 3
- all of the appliances that have broken since I have lived here: washing machine, dryer, garbage disposal, sink faucet, dishwasher, fire alarms, my shower, and 2 of my other roommates' showers
- the heater broke in early January and caught on fire, they said they were not going to replace it until March, and we had to threaten legal action for them to replace it (under Texas state law, a landlord has to provide central air and heating)
- The gate is constantly broken, and they refuse to fix it, so mine and four other cars were broken into and had windows smashed this last winter.
They claim they have security cameras, but they do not because when the Waco PD tried to access them to catch the thieves, they admitted none of the cameras worked and were all turned off.
-They do not lock the pool, and the gate never works, so people who do not live at the Domain use it as they please and will be throwing parties or screaming at all hours of the night.
-The sewage pipe burst in my ceiling, and the maintenance came in and tried to fix it. They discovered mold and said they treated it, but my roommates and I went home for a month. When we came back, our entire apartment was covered in mold, and nothing could be saved. Now, they will not pick up my calls and are refusing to cover the costs.

These are just the first few instances that come to mind; I am sure there are others I do not remember at the moment. The only positive aspect of the Domain is Ms. Cathay, the bus driver, but I would not be surprised if she quits soon because of how some staff speaks to her ( I would have quit). Anyone I have talked to who has lived here has hated it, had similar experiences, and had to fight management over every detail. Several of these more recent positive reviews are from people who work there. I recognized their names and photos, so do not listen to them. Do not live here. It is an awful experience, and you will regret it.

The apartment is nice and maintenance will take care of any requests. There are quite a few amenities to take advantage of. Also shuttle service with Ms. Cathy is amazing. Everyone loves Ms. Cathy!

Staff is amazing, friendly and cool. Rooms are nice, spacious, pool is rad. Rooms were a tad dusty but a lil vacuuming and all good
